How the estimate works
Assessed Value = Market Value × Assessment Ratio | Tax = (Assessed Value − Exemptions) × Rate
- Assessed Value = Property Market Value × Assessment Ratio %
- Taxable Value = Assessed Value − Total Exemptions (floored at $0)
- Property Tax = Taxable Value × Rate (as a % of value) or ÷ 1,000 × Mill Rate
- Effective Rate = Property Tax ÷ Market Value × 100, useful for comparing across areas with different assessment ratios
- A mill = $1 of tax per $1,000 of taxable value, so a 15-mill rate equals a 1.5% rate on taxable value
⚠️ Actual property tax bills depend on your local assessor's valuation, exemption rules, special district levies, and appeal outcomes. This tool gives an educational estimate only — confirm figures with your county/municipal tax assessor before budgeting or filing an appeal.
